Bluestone OCM has been appointed as the Owners Corporation Manager for Swanston Square Apartments. Key functions of the Owners Corporation include:

Building Manager
There is a full-time Building Manager on-site, with the additional cleaning staff. There is also a Security firm servicing the building. The Owners CorporationManager oversees these services.

Book your Move-in
Please refer to the Owner's Corporation Rules and Guidelines regarding moving in/ out. Residents must not move furniture or bulky items through the common property areas except in accordance with the rules. Residents must complete an induction to the building with the Building Manager. This is required to allow the use of Common Property and Amenities.
In summary:
-Book a move-in time with the Building Manager, and arrange for required forms;
-Arrangements must be made for the removal of the rubbish following the move-in; and
-The repair of any damage to the common areas from moving will be charged to the apartment owner/ occupier
Prior to moving in
1. Booking must be made with the Building Manager (see below)
2. A “Form of Indemnity” must be completed and provided to the Building Manager (to be completed on or before the day of move-in and provided to the Building Manager)
3. A copy of the removalist's liability insurance policy must be provided to the Building Manager (on or before the day of move-in)
4. Arrangements must be made for the removal of the rubbish following the move in.
At the move-in: A cash bond will be required and the induction of the residents will be undertaken by the Building Manager.
5. A ”Residents Induction Form” must be completed
6. A “New Resident Registration form” must be completed, if applicable
7. A “Release from liability form” must be completed, in order to use the Rooftop Pavilion

Times available for move-ins many be varied in the initial months to facilitate additional moves. All bookings must be confirmed in writing by the Building Manager

Utility Connection
Electricity: 
Each apartment is individually supplied and metered. Residents are responsible for their own consumption of electricity. Electricity usage for common areas is under the responsibility of the Owners’ Corporation. Upon settling your apartment, you are required to contact Win Energy and set up an account for billing purposes. WINenergy: 1300 791 970
Hot Water: All hot water is supplied to your apartment via a centralized hot water system. Each apartment has a separate hot water meter. The gas consumption required for the generation of hot water will be billed directly to each individual apartment by Win Energy. Upon settling your apartment, you are required to contact Win Energy and set up an account for billing purposes. WINenergy: 1300 791 970
Internet: The apartments are National Broadband (NBN) ready. To activate these services, you must contact your preferred provider. Once activated, you can plug your telephone directly into this point or your computer for broadband Internet access.
Water: Individual water meters are centrally located on each floor and monitor individual apartment water usage. Residents are responsible for their individual water consumption. Common Facilities
The common areas and amenities are managed by the Owners Corporation and Building Manager. The guidelines around their use may be changed and updated from time to time at the discretion of the Owners Corporation and Building Management. Hours of use may also be varied.
