Landlords' most concern questions

Q1. What if my tenants ask me to lower the rent because of the financial hardship?
The government has already published lots of polices to help people go through this difficult time, so you can ask them to check the government website first and get some payments from the government. As an agent, we do not suggest you lower the rent currently.

Q2. What should I do if my tenants break the lease?
If your tenant cannot observe the agreement anymore, as an agent, we will help you get the bond as a part of compensation, and then ask your tenants to return the keys and arrange a property clear. After cleaning, we will put your property on the list and find the next tenants as soon as possible. If you buy house insurance for your property, we can also help you claim compensation from the insurance company.
So, we advise you to buy house insurance for your property, which can help you reduce the loss when something unexpected happens

Q3. What can I do if my tenants are in arrear with their rent?
If the tenants do not pay their rent during the past 14 days, we will send them a notice firstly. If they cannot pay the rent in 14 days, we will help you initiate litigation in Tribunal.
And you can also claim compensation from the insurance company if you have one.

Q4. How long can my property be rented during this time?
It is hard to say now. But we do not suggest you set a high rent expectation based on the current situation and you should frequently check the market rent price around your property and update your rent. For the worst situation, your property might be vacant for more than one month.
As a professional agent, we will also help you set a reasonable rent and record a video for your property, which can let potential tenants do online inspection if they do not want to go out. At the same time, we are still doing inspections under government policies.

Q5. What should I do if I cannot pay back my loan?
The government already published some policies which allow the landlord to delay their loan pay off. Please contact your bank for more details.
