What is Routine Inspection?

Routine inspection (general inspection) is regarded as an opportunity for the property manager to report back to the landlords on the condition of the home. 

And it is also used to avoid issues before they become problems. The inspector will take some photos and videos to record the present the property conditions. 

 

How often is the Routine Inspection? 

Austrump Hosting Team is doing the routine inspection in the following schedule: 

-THREE months after renter moves in date 

-Every SIX months after the first inspection 

 

What are the areas need to be examined? 

INSIDE: the inspector will take photos including walls, floors, ceilings, kitchen, bathrooms,AC units and smoke alarms and etc. or furnitures if the proeprty is on furnished basis

OUTSIDE:  the inspector will take photos including balcony, garage, backyards, gutters and roof and etc. 

 

FAQs

Do I need to do professional cleaning before the inspection? 

As per lease agreement and Residential Tenancies Act 1997, renters must keep the rented premises in a reasonably clean condition, eccept when the landlord is responsible under the the lease agreement for keeping the premises in that condition. (Consumer Affairs Victoria) 

Therefore, professional cleaning is not a mandatory. However, property managers will send you the feedbacks to rectify the cleaniness condition if it is below the satisfaction. 

 

How my privacy can be protected? 

We endeavour to take photos of each room during the inspection. However, to protect renter's right, we are careful not to include renter's possessions. 

If you have any personal items that do not want to take a photo, please bring this attention to the inspector/property managers before they make a start of the routine inspections. 

The photos and videos in the routine inspection report are only use for purpose to send to the rental provider to represent the proeprty condition. 

 

What if the available time if not suitable for my schedule? 

Simply reply our email and we can do some special arrangement to suitbale your time schedule or with renter's consent, we can bring the spare keys (if our office holds spare keys) to conduct the routine inspection. 

 

I have been tested COVID-19 postive, should I report? 

If you are in isloation or recently been tested COVID-19 postive, please advise us immediately and we can organize remote routine inspection with rental provider's consent or re-schedule to another time.
